fence installation checklist

Follow these guidelines when planning your project.

1. PLAT – A copy of the plat for your property is quite helpful in determining property lines for fence placement. Our representative knows how to read a plat, so have it on hand when he comes for your estimate, if at all possible. If you don’t have a copy with your closing paperwork, you can obtain one from your local planning office.

2. EASEMENTS – Contact your local planning office to determine if there are easements (such as water, utility, sewer and sight distance) on the property. Easements of 10′ or more are common and will affect where you can place the fence. According to the city of Murfreesboro, approximately 80-90% of subdivision lots within the city limits have easements. In some cases you might be granted a waiver or variance upon request. This may require a site inspection by a city planner or engineer but could be worth the time and effort to look into. Building your fence within an easement could result in the fence line having to be removed…at your expense.

3. HOA – Contact your Homeowner’s Association, if applicable, or check your covenant (often included in your closing paperwork) to determine fencing restrictions, including style, height & placement. Many HOA’s require an approval process before constructing a fence.

4. NEEDS – Think about what you are looking for in a fence. Is privacy your main concern or decoration? How many gates will you need and what type…walk through or drive through? Do you have or will you be getting a pool? If so, additional pool restrictions will apply. Do you have very small pets? Then you may want to consider double pickets if you are interested in aluminum fencing, as this will decrease the spaces between pickets. We try to follow the contour of the ground as much as possible. Do you have a common area or view that you want to keep visible? You might want to have a privacy fence on the front and sides with a more open style in the back.

5. PLACEMENT – Where do you want the fence to go? Do you want to fence the entire yard or only a portion? Do you want to include the meters and AC unit inside the fence? Do you want to start the fence at the back corners of the house or start further up off the sides of the house? Do you have brush or other items in the proposed fence line that will need to be cleared or removed?

6. PERMITS – Many cities require a permit before constructing a fence. Check with your local planning office or zoning department for more information.

7. NEIGHBORS – You may want to check with your neighbors to see if they might be interested in getting a fence. You can share the cost of the shared side line and save money. Or, if they already have a fence, get permission to connect to it and save money as well.

8. BUDGET – Keep in mind that the fence price you are quoted is subject to change, due to material and fuel costs, without notice. The only way to lock in the price is to sign a contract. We can always adjust the layout of the fence, if necessary, once your HOA approves the fence or you get a permit, etc. If there are similar fences in your neighborhood already, chances are that your fence will be approved by the HOA but the placement might change a little, which isn’t a problem to change on the contract. We have several payment options to choose from, including pre-payment discounts.

9. TIMEFRAME – Typically it takes anywhere from 1-4 weeks to begin installation after you have signed the contract and paid. This depends on the time of the year, weather, construction delays and material shipments. We can always postpone installation if you need us to…maybe you need to finish clearing the fence line, dirt work isn’t completed or your pool is not installed…but we can’t speed up the process.
